A repair budget
The roofing detail and affected layers matter more than the indoor stain size. A repair of chimney flashing cannot be priced from a whole-roof square-foot rate.

The price of a new roof follows the measured surface and the work beneath the covering. A useful budget separates the basic reroofing scenario from the layers, details and access that change it.

Two roofs with the same measured area can need different amounts of work. Open, walkable slopes give a different installation path from steep valleys, dormers and tight material access. Removing the covering can also reveal deteriorated deck sheets that need carpentry before underlayment conceals the wood again.
A useful budget identifies the covering, tear-off, deck work, flashing, ventilation and disposal in its scope. The regional example below supports one defined architectural-asphalt scenario. It gives a planning starting point while keeping concealed repairs and a different roof system separate from that example.

| Scope item | Why it changes the work |
|---|---|
| Measured roof surface | Roof surface includes the slopes. House floor area alone does not describe the amount of covering. |
| Layers and disposal | Removing more material changes labor, handling and disposal. The existing layers must be established at the property. |
| Deck repairs | Deteriorated sheets or weak fastening support need carpentry before new weather protection goes on. |
| Roof shape and access | Valleys, dormers, steep slopes and difficult material routes add work beyond the surface measurement. |
| Flashing and ventilation | Walls, chimneys, vents and the intake/exhaust arrangement require details matched to the roof. |
For a 2,000-square-foot measured roof surface, the October 2026 Kansas City metro planning scenario gives $8,000 to $12,000. It assumes architectural asphalt with ordinary one-layer tear-off, underlayment, valley and eave ice-and-water protection, needed flashing, ridge venting and haul-away. It is an illustrative model, not a price for your roof. Concealed wood damage, multiple layers and unusual access change the scope.

Impact-rated shingles and metal have their own product and installation costs. The architectural-shingle model covers one stated scenario; other systems need their own roof scope and pricing.
Insulation moisture, attachment, curbs, drains and building operations affect the work. Residential asphalt rates do not price a low-slope commercial replacement.
