Seams and laps
A separated seam needs the existing surface assessed and prepared for the compatible repair system. Adhesive and tape details are specific to the membrane and product.

EPDM is a rubber membrane used on low-slope roofs. Its seams, flashing and attachment need compatible materials, with the condition of the roof below the surface guiding repair or replacement.

The rubber has to turn around corners and connect with pipe or equipment flashings. Stretched or detached details can let water beneath an otherwise intact field.
A field patch can address a defined opening in sound material. Wet insulation or unsound decking expands the work beneath that opening.
The existing attachment and roof layers determine removal and preparation. Insulation and cover boards need a stable base, and the membrane must connect with edges, outlets and penetrations. Roof equipment access also matters: walk pads and service routes address wear from people working above occupied space. The membrane color or appearance alone does not establish the roof’s condition.

The roof’s measured surface, attachment method, amount of tear-off, insulation condition and number of roof openings drive the price. A coating requires verified compatibility and a sound, dry substrate. It cannot restore a damaged deck or remove water trapped beneath the rubber.
